The roof is rarely top of anyone’s maintenance list until water is coming through a ceiling. By then the damage is usually not limited to the roof — it is in the ceiling, the insulation and often the wall framing as well.

Gutters and downpipes exist to move roof water away from the building. When they are blocked, undersized, sagging or rusted through, that water instead runs down external walls and pools around the footings. Over time that means damp in the walls, rotting fascia and eaves, and movement in the foundations — all considerably more expensive than the guttering would have been.

Central West storms tend to arrive as short, heavy downpours, which is exactly the condition that overwhelms a partly blocked gutter. Clear the leaf litter, check that downpipes actually run free, and look for rust or split seams while the weather is dry. If your gutters overflow at the same spot in every heavy rain, the problem is usually fall or capacity rather than debris, and it is worth having looked at properly.
